After my duct cleaning, I found a ceiling register that had not been reinstalled so I had to get out a ladder to reinstall it myself. Also, a couple of register were overdriven when reinstalled and were warped and not sitting flush. I had to remove, bend the flat again and reinstall. There was also a significant amount of post cleaning that was required with dust and drywall debris at every register. All of the above took me between 1-2 hours to complete.

Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure and measured a temperature split between return and supply air. Checked interior of the furnace for cleanliness. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Replaced filter media. Air conditioning system is operational at this time.
Arrived for ac check. Started at furnace and checked static pressure , it’s passing. Blower wheel is ok. Motor amps are good. There is a 21 degree temp split. I changed filter. At the condensing unit I cleaned coil. Pressures and charge are good. All electrical components are running properly. System is running upon departure. Thanks for choosing LBA.
Arrived serenity system that is not cooling properly. Upon inspection of the system, system is showing low on refrigerant. Performed a refrigerant leak search. Tested the systems metering orifice. Determined that the system is not leaking any refrigerant and is metering the refrigerant as well as it can. Reached out to install team to charge system to factory spec. Installed UV die in the refrigerant system so if there is a leak, it will be easier to detect. System will be cooling momentarily.
8/25/25 - Completed a full cooling maintenance on all RTU’s. The filters were changed, the coils were washed, and proper operation was tested. Unit 1 has condenser fan bearings that are starting to show wear, it is still running fine at this time, but it will need to be replaced soon. Then, units 5 and 6 each have a discolored 2 pole contactor for the compressor, they are still functioning fine at this time, but they may also need to be replaced soon. Other than that, there were no other issues found at this time, all the units were running well, and they were all in good condition. The hot water was flushed, the expansion tank was checked and the circulation pump was checked.
The mini split condensation pump is working as it should be. This unit is in a high humidity area due to being in the warehouse area. The pump is running constant and removing as much water as it can for the size it is. Spoke with them about up sizing the pump but they do not want to hear it due to being so close to it and phone calls being made. They also stated that this happens late in the day just when it’s hot outside but over night it does just fine and in the mornings. At this time everything is working as it should be.

Today (8/14/25) the mini-split that serves the service and install office was leaking from the micro pump. The outside unit was checked and some cottonwood was cleaned off. The inside unit was checked and the pump was removed. The drain line was vacuumed and the reservoir was checked. The pump was reassembled and water was used to flush the pump and drain line. During this I checked the pump’s on/off cycle and the reservoir level. After the pump was cleaned, flushed and checked the system returned to operation without leaking water. The filters were wiped off and the system is now back in operation. Thank you, Jon
